Do houses on a cul-de-sac sell for more? Does a corner lot cost you? Buyers ask both all the time. From the listing descriptions of all 21,656 houses sold in 31 Silicon Valley cities in the two years to October 27, 2026, 1,755 were on a cul-de-sac and 1,044 on a corner. Here’s how they compare with the typical house in the same city.

The short answer

  • Cul-de-sac houses sold for about the same per square foot as the typical house in the same city (median $2.4M); 67% sold over asking.
  • Corner-lot houses sold for 1% less (median $1.86M); 66% sold over asking.
  • All houses: median $2M, 63% sold over asking.

Why it varies

  • Cul-de-sacs mean less through traffic and often odd-shaped, sometimes larger lots; they’re also more common in newer subdivisions, which can raise or lower prices depending on the city.
  • Corner lots trade a bigger side yard and more light for more street frontage and less privacy; on busy streets they can sell at a discount, on low-traffic ones at a premium.
  • Size, age and condition still matter more than position for any one house.

How we counted

Closed sales of houses (MLS property type “single family home”) between October 28, 2024 and October 27, 2026 in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). A house counts when its listing description says so, so the true share is a little higher than shown. Price per square foot uses sales with 400 sq ft or more; “vs. its city” compares each sale’s price per square foot with the median for all houses in its own city (cities with at least 30 such sales). Past sales aren’t a forecast or the value of any one home.
