compass concierge, explained
Prep that pays, with nothing due upfront
Compass Concierge covers the upfront cost of getting your home ready to sell, from paint and floors to staging and repairs. The Property Nerds® decide with you which projects are worth it, using what similar homes near you actually sold for, so your prep budget goes where buyers notice it.

how it works
From walkthrough to launch
Plan from the data
We walk your home and compare recent sales of updated and dated homes nearby, then build a budget around the projects most likely to pay back more than they cost.
Apply and approve
Concierge funds are a loan from Compass's lending partner, subject to credit approval. We help you apply and go through the terms with you before you commit.
Do the work
You choose the contractors. We recommend local painters, floor refinishers, landscapers and stagers we know, and keep the schedule moving so your home lists on time.
Launch market-ready
Your home goes on the market looking its best, photographed after the work is done, not before.
Repay from the sale
The funds are repaid at closing, or sooner if your listing agreement ends or 12 months pass, whichever comes first.
See the payoff
We track showings, feedback and offers against the comps, so you can see what the prep did for your sale.
where the money goes
Where prep money pays off in Silicon Valley
Paint and light
Fresh neutral paint and brighter lighting are the cheapest changes buyers notice first, starting with the listing photos.
Floors
Refinishing existing hardwood usually beats replacing it. The National Association of Realtors puts cost recovery for hardwood refinishing at 147% (2022 Remodeling Impact Report).
Curb appeal
Clean-up, fresh mulch, trimmed trees and a painted front door shape the first photo and the first impression from the street.
Staging
Staged rooms photograph larger and help buyers picture living there. It matters most in vacant homes and in rooms with awkward layouts.
Pre-sale inspections
Silicon Valley buyers expect seller-provided home and pest reports. Fixing what they flag before you list takes negotiating chips off the table.
Repairs buyers would flag
Roof, HVAC, electrical, plumbing and sewer lateral issues usually cost you more as a credit in negotiation than they do on your own schedule.
property nerd note
Skip the pre-sale remodel. A full kitchen or bath rarely earns back its cost when it's done just before a sale, and it delays your launch. A targeted refresh (paint, hardware, lighting, counters where they're tired) usually gets most of the benefit for a fraction of the money. We'll show you the comps either way.

The fine print, in plain English. Compass is not a lender. Compass Concierge funds are loans made by Notable Finance, LLC (NMLS #1824748) under a California Finance Lenders Law license, subject to credit approval and the loan agreement. Depending on your state, fees or interest may apply. Repayment is due when your home sells, when the listing agreement ends, or 12 months after your Concierge start date, whichever comes first. Program terms vary by market and can change; we'll give you the current terms in writing. You are not required to use any Compass-affiliated company. Details: compass.com/concierge.

faq
Compass Concierge: FAQ
What is Compass Concierge?
A Compass program for sellers that covers the upfront cost of services that prepare a home for sale, from paint, floors and staging to repairs, inspections and moving.
Is anything paid upfront?
No. Nothing is due upfront. The funds are repaid when your home sells, when your listing agreement ends, or 12 months after your Concierge start date, whichever comes first.
Are there fees or interest?
Compass says fees or interest may apply depending on your state. Concierge funds are loans from Notable Finance, subject to credit approval, so we go through the current terms with you in writing before you commit.
What can the money pay for?
More than 100 services, including painting, floor refinishing, staging, landscaping, roofing, HVAC, electrical, plumbing, pest control, inspections, and moving and storage.
How much should a seller spend?
Only what the comps support. We compare what updated and dated homes near you sold for, and focus on the projects most likely to return more than they cost.
Are Compass vendors required?
No. You choose your contractors and you're not required to use any Compass-affiliated company. We're glad to recommend local vendors we know.
