Cupertino Real Estate & Neighborhood Guide
Cupertino sits at the western edge of the Santa Clara Valley, where flat neighborhoods east of Highway 85 give way to foothill streets and open space at Rancho San Antonio and along Stevens Creek. The town grew up around the Crossroads at Stevens Creek and De Anza boulevards, incorporated in 1955, and is home to Apple Park and De Anza College. Much of the city was built as single-family subdivisions from the 1960s through the 1980s, alongside 1950s Cliff May ranch houses and Eichlers on the east side and larger hillside lots to the west.

Housing ranges from original ranch homes and Eichlers to newly built custom homes and townhomes.

neighborhoods
Cupertino neighborhoods
The city's plan describes three patterns: semi-rural foothill areas in the west with larger lots, uniform suburban streets just west of Highway 85, and a connected street grid east of 85 with apartments and townhomes along the boulevards. Notable tracts include Rancho Rinconada's early-1950s ranch houses, built by Stern & Price to Cliff May's design, and the Fairgrove Eichler tract, which has its own R1-6e zoning.
Monta Vista
Cupertino's first housing tract: 1907 town lots at the end of an electric railway, between Stevens Creek and Imperial Avenue. Small-lot streets of older cottages, ranch houses and rebuilds around Monta Vista Village, which city policy keeps small-scale.
Inspiration Heights
A low-density hillside neighborhood west of Foothill Boulevard and Stevens Canyon Road, under the city's RHS hillside zoning, where city policy protects hillsides, creek corridors and wildlife habitat.
Oak Valley
178 homes off Cristo Rey Drive next to Rancho San Antonio, built 1999 to 2002 and clustered so that 145 acres stay public parkland.
Creston
Postwar streets north of Stevens Creek Boulevard between Foothill Boulevard and Stevens Creek, up to I-280. About a quarter of the parcels are still unincorporated county land with Los Altos mailing addresses.
Homestead Villa
Cupertino's north tip between Homestead Road, Highway 85, I-280 and the Los Altos city line: a 1952 tract, 1970s cluster homes and 1980s condominiums, with Stevens Creek running through.
Garden Gate
Between Highway 85 and Bandley Drive, from I-280 south to Memorial Park, with Stelling Road through the middle: 1950 streets annexed in 2001, a 1968 tract and Garden Gate Elementary. About half the larger lots have been rebuilt since 1990.
Jollyman
South of Stevens Creek Boulevard between Stelling Road (Highway 85 south of McClellan Road) and De Anza Boulevard: mostly single-story 1959-64 ranch tracts around the 11-acre Jollyman Park.
Fairgrove
About 220 single-story Eichler homes from 1960-61, bounded roughly by Phil Lane, Tantau Avenue, Bollinger Road and Miller Avenue. It is zoned R1-6e, so new work must follow Eichler design rules.
Rancho Rinconada
East Cupertino between Saratoga Creek, Stevens Creek Boulevard, Miller and Tantau avenues and Bollinger Road. Stern & Price built its early-1950s ranch houses to Cliff May's design; it stayed county land until 1999, and originals now sit beside two-story rebuilds.
Seven Springs
A late-1980s planned community of about 390 two-story homes at Cupertino's south edge, on the lower flats of the 1866 Seven Springs Ranch, below Fremont Older Preserve.
North Blaney and Portal
The 1950s-to-1970s grid between De Anza Boulevard and the former Vallco site (now The Rise), from Stevens Creek Boulevard to I-280, with Portal Park, Collins Elementary and Lawson Middle School.
Linda Vista and Deep Cliff
West Cupertino south of McClellan Road between Stevens Canyon Road and Bubb Road: 1960s streets around Linda Vista Park, Deep Cliff Golf Course and the Rancho Deep Cliff cluster homes.

property nerd note
Cupertino Union is named for the city but also covers parts of five neighboring cities, so a Cupertino Union assignment doesn't mean a home is in Cupertino, and a Cupertino address isn't always in Cupertino Union. School lines don't follow city lines or ZIP codes, so confirm any address with the district before you buy. Start with our Silicon Valley schools guide.
zip codes
Cupertino ZIP codes
The ZIP for the whole city. It also covers some unincorporated county pockets, so a 95014 address doesn't by itself confirm a home is inside city limits.

faq
Cupertino real estate FAQ
Is there a Caltrain station in Cupertino?
No. Cupertino has no Caltrain or light rail station; the closest Caltrain stops are Sunnyvale and Lawrence in Sunnyvale. Locally, VTA Route 23 and Rapid 523 run along Stevens Creek Boulevard, and the on-demand Silicon Valley Hopper covers trips within the city.
Which school districts serve Cupertino homes?
Most Cupertino homes are in Cupertino Union for TK-8 and Fremont Union for high school. A section of northeast Cupertino is in Santa Clara Unified. Cupertino Union also reaches into five neighboring cities, so confirm any address with the district lookup tools.
Are there Eichler homes in Cupertino?
Yes. Fairgrove in east Cupertino is an Eichler tract with its own R1-e zoning and Eichler design guidelines. Next door, Rancho Rinconada is known for 1950s ranch houses designed by Cliff May, a different mid-century style.
Is every 95014 address inside Cupertino city limits?
Not always. Some unincorporated county parcels near the city, such as parts of the Creston area, have Cupertino mailing addresses. The county or the city's planning department can confirm the jurisdiction for a property.
Can you visit Apple Park?
The Apple Park Visitor Center on Tantau Avenue is open to the public, with a store, a cafe and a rooftop terrace looking toward the main campus building.
