Los Gatos Real Estate & Neighborhood Guide
Los Gatos sits where the Santa Clara Valley meets the Santa Cruz Mountains, at the point where Highway 17 starts its climb toward Santa Cruz. The town grew up around a flour mill and a railroad stop on Los Gatos Creek and incorporated in 1887; its downtown along North Santa Cruz Avenue and Main Street is on the National Register of Historic Places. Today Los Gatos pairs walkable older neighborhoods near downtown with hillside streets, two big county parks and a creek trail that runs from Lexington Reservoir toward San Jose.

Living in Los Gatos
Los Gatos is a picturesque town of about 33,000 residents at the base of the Santa Cruz Mountains. Incorporated in 1887, it is known for its historic downtown, tree-lined neighborhoods and easy access to both Silicon Valley and the coast. It's also home to Netflix's headquarters.
Los Gatos Neighborhoods
Areas include the historic Almond Grove district near downtown, Glenridge, Belwood, Blossom Hill, Vasona, and the hillside neighborhoods toward the Santa Cruz Mountains. Housing ranges from Victorian and Craftsman homes near downtown to mid-century ranches, newer custom homes, and larger view properties in the hills. The neighboring city of Monte Sereno offers additional estate-style properties.
Schools
Much of Los Gatos is served by the Los Gatos Union School District for elementary and middle school and the Los Gatos–Saratoga Joint Union High School District, which includes Los Gatos High School. Some areas are served by other districts, including Union School District and Campbell Union High School District, so confirm boundaries for any specific home.

Los Gatos neighborhoods
Los Gatos has a wide range of homes for a town its size. Near downtown, four Town historic districts hold Victorian, Craftsman and bungalow-era houses from the 1880s onward on smaller lots, while the Vasona area, Blossom Hill and the Boulevard add postwar ranch tracts, and the Shannon and Kennedy hillsides and the mountains add larger parcels. Monte Sereno and the 95033 mountain communities share Los Gatos addresses but are separate jurisdictions.
Downtown Los Gatos
The town's original center along North Santa Cruz Avenue, Main Street and University Avenue. Its National Register commercial district (25 buildings, 19 contributing) dates mostly from 1891 to the 1930s, rebuilt in brick and stone after the 1891 and 1901 fires.
Almond Grove
About 40 acres on a former almond orchard just west of downtown, the first and largest subdivision after incorporation, with streets named for its developers and concrete roadways the historic district protects.
Broadway
Described by the Town as the first residential street in Los Gatos: John Lyndon's 1881 subdivision, opened in 1883. Cottages built in 1887 still stand, and the district counts about 51 structures.
Fairview Plaza
A short cul-de-sac in the Fairview Addition, surveyed in 1885. Most of its Victorian and Craftsman houses were built before 1900, and its landscaped island is now a small Town park.
University-Edelen
Part of the Mason Tract next to downtown and Los Gatos Creek, divided in 1880 and re-subdivided before 1900, now a Town historic district of Victorians and bungalows around Old Town.
Vasona and Oak Meadow
Mostly late-1950s ranch tracts between Winchester Boulevard and Highway 17, around Vasona Lake County Park and the Town's Oak Meadow Park, where the Billy Jones Wildcat Railroad runs through both parks.
Blossom Hill
1950s and 1960s tracts along Blossom Hill Road east of Highway 17, including Belwood, with Blossom Hill Park and Belgatos Park. Several blocks are unincorporated county land, and two school-district pairs serve the area.
Los Gatos Boulevard and the North 40
The town's main commercial street east of Highway 17 and its 1950s side streets. At the north end, about 250 North 40 homes were built from 2021 to 2024, with a second phase proposed.
Rinconada Hills
A gated community of 394 townhouses and 40 single-family homes off Pollard Road, built 1968 to 1981 around a two-acre lake. It is in the Campbell Union school districts despite its Los Gatos address.
Shannon Road and Kennedy Road hillsides
The east-side foothills, where the Town's Heintz and Santa Rosa open spaces and Midpen's Sierra Azul Preserve border hillside lanes, with hillside zoning and some county parcels.
Monte Sereno
A separate, entirely residential city on the west side of Los Gatos, incorporated in 1957; about 74 percent of it is planned for one home per acre.
Santa Cruz Mountains (unincorporated)
South of town from Lexington Reservoir to Summit Road, Highway 17 climbs into unincorporated county land with Los Gatos mailing addresses (95033). Planning there is handled by the counties, not the Town.

faq
Los Gatos real estate FAQ
Is Los Gatos a city?
It's an incorporated town. Los Gatos incorporated as the Town of Los Gatos in 1887 and has its own Town Council and planning department. Monte Sereno, on its west side, is a separate city that incorporated in 1957.
What ZIP codes cover Los Gatos?
95030 covers downtown, the surrounding older neighborhoods and Monte Sereno; 95032 covers much of the east side; 95033 covers the Santa Cruz Mountains south of town; 95031 is post office boxes only. A Los Gatos mailing address doesn't always mean a home is inside town limits, especially in 95033.
Which school districts serve Los Gatos homes?
Most of town is in Los Gatos Union (TK-8) and Los Gatos-Saratoga Union High. Parts are served by Union, Campbell Union and Campbell Union High, and the mountain areas by Lakeside Joint and Loma Prieta Joint Union. Boundaries can split streets, so check each district's locator for a specific address.
Is downtown Los Gatos historic?
Yes. The Los Gatos Historic Commercial District was listed on the National Register of Historic Places in 1991, and the Town has five local historic districts. If you're planning exterior changes to a home in one of them, check with the Town's planning department first.
How do people get from Los Gatos to Santa Cruz?
By Highway 17, which runs through town and over the Santa Cruz Mountains, or on the Highway 17 Express bus between Santa Cruz and downtown San Jose.
Is there a train in Los Gatos?
No. The nearest light rail is Winchester Station in Campbell, and the closest Caltrain stop is San Jose Diridon. VTA Route 27 connects downtown Los Gatos with Winchester Station.
