What it means for pricing

  • Over asking isn’t the same as overpaying. When a home is listed below the price it’s expected to reach, a sale over asking can still be at market value; when it’s listed high, a sale under asking can be too.
  • Read the range you’re in. Houses at $2.25M–$2.5M and houses at $1.25M–$1.5M face different buyers and different competition.
  • Buyers: use the “typical sale” for your range and size as a starting point, then look at the last few sales on the street.
  • Sellers: strategy matters as much as the number. See how much over asking homes sell for and our over-asking tool.

Questions we get

Do Milpitas homes sell over asking?

Yes, most houses do: 69% sold over list price in the last 12 months, and the typical one closed 3.1% over asking. Condos and townhomes: 47% over, typically at asking.

Which Milpitas homes sell furthest over asking?

By price, houses at $2.25M–$2.5M (6.7% over asking typical, 81% over asking). By size, houses of 3,000–4,000 sq ft (4% over asking typical, 86% over).

Is the market cooler than last year?

Not by the bidding. For Milpitas houses, the typical sale went from 2.1% over asking to 3.1% over asking, the share over asking from 64% to 69%, and the median price from $1.72M to $1.62M.

How we counted

Closed sales reported to the MLS and read through the IDX feeds that power our home search, one record per sale with a usable living area and map position, the same rules as our city price posts. Houses are MLS property type “single family home”; condos include townhomes. Sale price is compared with the final list price, so a home that was cut before selling is measured against its last price. Price and size ranges use the last 24 months (October 28, 2024 to October 27, 2026); the city figures use the last 12 months (October 28, 2025 to October 27, 2026) and the 12 months before. Past sales aren’t a forecast or the value of any one home, and nothing here is financial, tax or legal advice.
