New townhomes and condos are going up across Silicon Valley, from San Jose and Santa Clara to Sunnyvale, Mountain View and the Peninsula. What do they sell for? From the listing descriptions of all 8,822 condos and townhouses sold in 31 Silicon Valley cities in the two years to October 27, 2026, 387 were new construction or five years old or less: 215 townhouses and 172 condos.

The short answer

  • New townhouses: median $1.52M, $874 per sq ft, 4% more per square foot than the typical townhouse in the same city.
  • New condos: median $1.15M, $823 per sq ft, 12% more per square foot than the typical condo in the same city.
  • Bidding: 36% of new homes sold over asking, vs. 44% of older ones.
  • Where they sold most: San Jose (82), Mountain View (51), Milpitas (42), Morgan Hill (38) and Sunnyvale (37).

Before you buy new

  • Many builder sales never reach the MLS, so the counts here are low; ask us what’s selling in a community directly from the builder.
  • Bring your own agent from the first visit. Builders’ sales staff work for the builder, and many builders require your agent to come with you, or register you, on your first visit.
  • Check the tax bill and the dues. New communities can carry special assessments or community facilities district taxes on top of the base property tax, and early HOA budgets can rise once the builder hands over the association.
  • Still get an inspection, and read the warranty: what it covers, for how long, and how to file a claim.

How we counted

Closed sales of condominiums and townhouses (MLS property types “condo” and “townhouse”) between October 28, 2024 and October 27, 2026 in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (address with unit number, plus sale date). A home counts when its listing description says so, so the true number is higher than shown. “vs. its city” compares each sale’s price per square foot with the median for the same type (condo or townhouse) in its own city (city and type groups with at least 20 sales). Past sales aren’t a forecast or the value of any one home.
