Price per square foot is the number everyone quotes, and in the South Bay it depends on both the city and the size of the house. Here are house sales from the last 24 months in six Santa Clara County cities, San Jose, Mountain View, Campbell, Milpitas, Morgan Hill and Gilroy, sorted by living area, with the price per foot for each size and what the next 100 square feet adds on each city’s median house. The city medians run from $527 a foot in Gilroy to $1,671 in Mountain View.

The short answer

  • Mountain View: $1,671 a foot at the median; $1,873 for houses under 1,500 sq ft, $1,401 for houses of 3,000–4,000 sq ft.
  • Campbell: $1,251 a foot at the median; $1,486 for houses under 1,500 sq ft, $1,098 for houses of 3,000–4,000 sq ft.
  • Milpitas: $1,007 a foot at the median; $1,148 for houses under 1,500 sq ft, $968 for houses of 3,000–4,000 sq ft.
  • San Jose: $975 a foot at the median; $1,064 for houses under 1,500 sq ft, $907 for houses of 4,000 sq ft and up.
  • Morgan Hill: $667 a foot at the median; $814 for houses under 1,500 sq ft, $638 for houses of 4,000 sq ft and up.
  • Gilroy: $527 a foot at the median; $665 for houses under 1,500 sq ft, $521 for houses of 4,000 sq ft and up.

Why smaller houses cost more per foot, and where that stops

Part of every house price is the land and the address, which doesn’t grow with the floor plan, and kitchens and bathrooms, the costliest rooms, are a bigger share of a small house. In all six cities, houses under 1,500 square feet had the highest median price per foot. Past that, the cities part ways: in San Jose the price per foot levels off; in Campbell, Milpitas, Morgan Hill and Gilroy it turns up again for the largest houses, which also sat on bigger lots; in Mountain View it keeps falling, though not at every step. Comparing a small house’s price per foot with a big one’s can mislead by hundreds of dollars a foot, so compare like sizes.

  • San Jose: the median price per foot falls from $1,064 a foot for houses under 1,500 sq ft to $905 for houses of 2,000–2,500 sq ft, then holds near that level for bigger houses ($905 to $921).
  • Mountain View: the median price per foot mostly falls as houses get bigger, from $1,873 a foot for houses under 1,500 sq ft to $1,401 for houses of 3,000–4,000 sq ft.
  • Campbell: the median price per foot falls from $1,486 a foot for houses under 1,500 sq ft to $1,032 for houses of 2,500–3,000 sq ft, then rises to $1,098 for houses of 3,000–4,000 sq ft.
  • Milpitas: the median price per foot falls from $1,148 a foot for houses under 1,500 sq ft to $896 for houses of 2,500–3,000 sq ft, then rises to $968 for houses of 3,000–4,000 sq ft.
  • Morgan Hill: the median price per foot falls from $814 a foot for houses under 1,500 sq ft to $608 for houses of 3,000–4,000 sq ft, then rises to $638 for houses of 4,000 sq ft and up.
  • Gilroy: the median price per foot falls from $665 a foot for houses under 1,500 sq ft to $453 for houses of 2,500–3,000 sq ft, then rises to $521 for houses of 4,000 sq ft and up.

What the next 100 square feet adds

Applied to each city’s median house, holding lot, bedrooms, bathrooms and month of sale equal. In every city, each added foot is worth well below the average foot, because the land is already counted.

How we counted

Medians of closed sales reported to the MLS and read through the IDX feeds that power our home search, one record per sale with a usable living area and map position, the same rules as our city price posts. Houses are MLS property type “single family home”; condos include townhomes. City medians use the last 12 months (October 28, 2025 to October 27, 2026); the size table uses the last 24 months (October 28, 2024 to October 27, 2026). The 100-square-foot figure is from each city’s regression of log price on log living area, log lot, bedrooms, bathrooms and month of sale, across house sales with lots up to an acre. Past sales aren’t a forecast or the value of any one home, and nothing here is financial, tax or legal advice. See also the price per square foot map.
