the story
How Montevideo came to be
Montevideo is the name on the cabana club, in listing remarks and in the MLS, and it fits a tight cluster of tracts at the Coleman Rd and Camden Ave junction. The street names give it away: Vera Cruz Dr, Guadalajara Dr, Puerto Vallarta Dr, Alvarado Ct and Los Rios Dr, plus a family of Monte- names (Montalban, Montellano, Monteval, Monteverde, Montelegre). City tract records list four recorded maps here, numbered 3971, 3972, 4016 and 4017, with 402 lots between them.
The land was still county territory into the mid-1960s. City annexation records show the "Guadalupe No. 4" annexation taking in about three-quarters of these blocks on January 11, 1965, and "Guadalupe No. 5" adding the rest on March 18, 1965. Listing records match that timing: 1965 build years on Los Rios Dr and Vera Cruz Dr, and 1968 on Monteval Ct, one of the courts south of Camden Ave. Guadalupe Elementary, a Union School District campus, sits at the north corner on Vera Cruz Dr.
The Montevideo Cabana Club on Coleman Rd near Camden Ave is the shared amenity. Listing records describe a pool, sport courts and a swim team, list amenities as cabana, clubhouse and community pool, and show association dues on Los Rios Dr, Vera Cruz Dr and Monteval Ct, so the association reaches across Camden Ave.

The streets and the houses
Coleman Rd forms the long northwest side. Via Madero Dr, Puerto Vallarta Dr and Guadalajara Dr run southeast off it and cross Vera Cruz Dr; Montalban Dr, Montellano Dr and Los Rios Dr reach down toward Camden Ave; De Palma Dr and De Palma Ct close the south end; and Monteverde Dr runs north-south along the east edge from Redmond Ave. Across Camden Ave, Monteval Ct, Guadalajara Ct, Montellano Ct, Guadalupe Mines Ct and the west end of Puerto Vallarta Dr belong to the fourth tract, reached from Guadalupe Mines Rd.
Listing records show mostly single-story ranch homes: a 1965 four-bedroom of about 1,690 sq ft on an 8,025 sq ft lot on Los Rios Dr, a 1965 four-bedroom of about 1,670 sq ft on an 8,547 sq ft lot on Vera Cruz Dr, and a 1968 house of about 2,010 recorded sq ft on an 8,190 sq ft lot on Monteval Ct, with a hill view from the backyard. Measured on the county parcel map, the middle half of lots run from about 8,000 to 8,800 sq ft. City zoning is R-1-5 single-family, with public/quasi-public zoning on the school site.
Where Montevideo stops: the east edge is the back-fence line behind the east side of Monteverde Dr. Franciscan Way, Montoro Dr, Camino Robles Way and everything east to Meridian Ave are Almaden Meadows. Montelegre Dr crosses the line, so its west end is Montevideo and its east end is Almaden Meadows. The line is also a school-district line: the Montevideo tracts are Union School District, and the tracts to the east are San Jose Unified. Some listings and the MLS use "Montevideo" for blocks east of the line too; check the tract and district for any address.

Buying or selling in Montevideo: what we check
Buying here
- Get the Montevideo association documents: current dues, what the cabana club covers, rules and any transfer fee.
- About 94% of this outline is inside the City's Wildland-Urban Interface map. Read the fire-hazard disclosure, ask about defensible-space work, ask the City whether wildfire-resistant building standards apply to your remodel, and get insurance quotes early.
- About 18% of the outline falls in the City's mapped Geologic Hazard Zone. Ask the City whether a geologic review applies before an addition or a new structure.
- Confirm the school district for the exact address: Montevideo is Union School District and Campbell Union High, but Almaden Meadows a block east is San Jose Unified.
- These are mid-to-late-1960s houses. Check the electrical panel, original plumbing, roof and sewer lateral, and match City permits to any added rooms. FEMA labels the whole outline flood Zone D (risk not studied), so check insurance needs for the parcel.
Selling here
- Have the association paperwork, dues history and cabana club details ready; buyers here ask for them first.
- Use comps from the four Montevideo tracts. MLS 'Montevideo' searches also pull San Jose Unified homes east of Monteverde Dr, which trade in a different district.
- Prepare the wildfire and natural-hazard disclosures early, with any roof, vent or defensible-space work documented.
- If you added rooms or a second story, gather the permits and final inspections; listing records show mainly single-story original plans here.
nerd noteCommissions are always negotiable, and we offer bundled services, so ask us what's included.
